Homes are selling so fast, the inventory is the lowest since about 2000. Many homes that look great and are priced well get multiple offers in the first few days on the market. 4/24/2012 WHAT'S HOT, WHAT'S NOT . . . in the overall Pearland Real Estate Market
So I'm remodeling my own home right now . . . and I know what's hot and what's definitely NOT! With my "Stage 'n Shoot" crew, we're finding that we have to upgrade and remodel many homes that we list just to make them saleable! Builders are still a great source of competition for resellers, and builders "load their homes up" with upgrades! Things like granite countertops, stainless steel appliances, dark-finished cabinets, hardwood floors, nickel or bronze fixtures (including doorknobs) . . . these trends are HOT! What's NOT HOT is what I have in my 12-year-old home: shiny brass light fixtures and door knobs, beige 12x12 ceramic tile, beige Formica countertops, maple-finished cabinets, recessed fluorescent light fixtures (you know, the kind with 4 foot long tube/bulbs and plastic lenses......UGH)......so, I'm updating my kitchen with recessed "can" lights, over-and-under cabinet low-voltage lighting, drop-down chandeliers over the bar. I chose to replace my ugly Formica with new, granite-looking Formica (about $869 vs. $5,700 for Silestone . . . but I'm not selling!) . . . if I were selling, however, I'd choose granite countertops instead of Silestone, simply because it has more "pull" toward buyers.
You know what else is "hot?" Backyard features like swimming pools (ultra hot), covered patios with outdoor kitchens (like having extra living space . . . again, ultra hot). Large culdesac lots are also in demand. (I have a 3-car garage . . . and those "used to be" hot, but not as much today. Hmmm......that one puzzles me because those new Cervelle homes have "man-sized" garages, porte cocheres, and above-garage rooms . . . and they sell like hotcakes! But a resale with a 3-car garage doesn't seem to have the "pull" that it used to......unsure on that one! That may change.....but maybe in this economy, there are less "toys" to fill the spaces inside those garages, but that's purely conjecture on my part!)

4/15/12 INCOME TAX DAY!
Believe it or not, I've had the same CPA preparing my taxes since 1978! And each year I prepay my taxes bi-monthly, so that I don't have a big tax bill due at the end of the year. However, I never seem to file my return by April 15. So, once again, Tom the CPA filed my extension for me, so I have 'til October to finish.
This is a good thing, because were suddenly busier with Pearland Home Sales than we've been all year! We've actually sold two houses that had been on the market about 2 years each!!! So, the absorption period has begun!

It is time for the spring buying impetus to begin! The second quarter has started, with sort of a lackluster finish to the first quarter.
However, sales across the country (for the first quarter) were reported better in 2012 than in 2011. Many experts are predicting that we're at the "bottom" of the market" and a rise is expected soon. In fact, in California, Arizona, and Florida --the worst hit markets of the country -- sales and prices are already climbing in double-digit numbers! Their markets were highly volatile, and continue to be so.
In Pearland, our market never really climbed in double-digit percentages, so we never had double-digit losses. So a recovery will probably not be double-digit either.
Get ready for a stable to slightly increasing market. What I can add today is that 2012 has been a very low inventory year . . . . and if credit is loosened by the banks, and demand for housing purchases increases, and a low inventory persists . . . I think we have the equation for increasing prices! But that's a lot of "ifs." Let's make it happen!
