Houston is a dynamic city, one in which the housing market remains one of the most stable in the country, and I'm proud to call it "home."  Yes, we've taken a small "hit" on the oil price drop, but that won't remain too long.  Population and job growth continue to make Houston (and, of course, Pearland) a sound market for a home investment.

It seems, however, that even with job and population growth, the "high-paying" jobs are not as plentiful, resulting in slignew home savingshtly lower demand in the luxury market.  But that's not stopping the builders!  In fact, housing inventory dropped last year to a record low and while inventory has increased somewhat, many "micro-seller's" markets still exist, all over town!  And you can tie that to the three most important

Is it one of what "we in the industry" call "third party aggregators?"  These are scab websites that buy Realtor's data and sell it back to them.  They advertise like heck and make consumers believe that they are "all-knowing."  But nothing could be further from the truth!  Some homes coming soonRealtors even pay thousands of dollars per month to have lots of "stars" by their pictures that appear when you look at a listing on the site.  You know who they are -- Zillow, Trulia, (and they are now "one," as Zillow purchased Trulia last year), and even Homes.com.  

They have such search engine clout that they come up first on most Google-searches, making consumers believe these are the hot spots and have the best listings!  However, they get "feeds" from local Realtor MLS

The Pearland Real Estate Market has been HOT HOT HOT!  And with the high cost of inner loop living, many buyers -- as well as real estate agents -- have realized that the closest suburb with affordable housing is Pearland, just 10-15 minutes south of Loop 610 on Highway 288.  Of course, that's not during "ruMed Center Southsh hour" traffic!  

But the great schools, terrific home choices, and much more space than some garage-sized loft, Pearland is the best alternative.  And now, many new homes are being built between Houston and Pearland along the 288 Corridor in an area nicknamed, "Med Center South."  The map shows the close proximity of the 288 Corridor to Houston.

Thinking about buying or selling a home? An interesting statistic to consider before deciding which neighborhood you'd like to live in is the "Months of Inventory" available . . . and indicator of current supply and demand. As you know, the drop in oil prices has had an effect on the overall Houston macro market; however, the Pearland Real Estate Market has not has as significant effect as many northern suburbs because of the medical center access and the south plants toward Lake Jackson and Freeport. We find many families where one spouse works in Houston and the other down south, making the 288 Corridor the ideal location for residence.
