Meridiana in Manvel, TX

If you've driven south of Houston lately, you may have noticed the freshly minted complex located off of Highway 288. Some of you may even recognize it as Meridiana Elementary School. While it may seem counterintuitive to open an elementary school miles from the larger municipalities of Pearland and Fresno, the school was built preemptively to serve the thousands of homes about to be built within the community of Meridiana.

Meridiana Homes

What was once an agricultural area composed of endless fields and rolling grass pastures is now becoming one of the largest master-planned communities in the Houston area. Dubbed Meridiana by designing firm Rise Communities, the 2,700 acre development will have between 5,000 and 7,000 homes when it's

things you should know before selling your home

I am always amazed by the huge variance between "perception" and "reality" in almost everything, but especially in home buying, selling, and investing. I suppose TV Reality shows like "Flip this House" and "Love it or List it" fuel the fire. I talk to people every day who love these shows and envy my 41+ year career "doing what these shows indicate." I get emails and phone calls every day from people saying that they're "investors looking for homes under $55,000 that they can put in new carpet and paint and sell it for $150,000." Really? Me too! lol

Then there are people who wander into new home models and get swept away by the builder sales reps who have fabulous homes to sell ... with incredible financing options to boot! "You don't need a

Congratulations Katie-Ferreri See

Yesterday, my daughter Katie Ferreri-See, posted her 10-year-anniversary certificate for her long-time association with RE/MAX Top Realty. Yes, she's starting down the path that I took in 1975, that of a Lifetime Realtor®. She got married a few years ago to Travis See whom she met at RE/MAX Top Realty where he started working while in high school. Interestingly, they both lived in Southdown and went to the same schools, but didn't meet until they were both working at The Top! Now, they're expecting my first grandchild, Karlene Faith! The Houston Association of Realtors' MLS Press Release, which was distributed yesterday, proclaimed that "the Greater Houston real estate market experienced its first sales decline in six months in July. What you know as "HAR.com" went on to say that not only the upper end was affected this time, but both upper and lowest ends of the pricing spectrum had a slowdown. In fact, they went on to report that the drop was 8.8%, year-over-year.

The good news, however, is that home sales are still up about 1% overall in year-to-date sales numbers versus last year. More good news is that RE/MAX Top Realty continues its pattern of growth and increase per agent in sales, far outselling our competitors in "per agent production." And here at The Top, we're "bullish"
