2017 Housing Trends to watch for in Pearland, Houston, and Manvel TX

Every year, Realtor.com releases the much-anticipated National Housing Forecast to outline the potential road ahead for most markets across the nation. As a whole, the report expects many of the markets in the nations top metros to slightly cool, yet still continue to grow. The report suggests that there could be a nationwide average of 3.9% growth in housing prices, a 1.9% increase in the number of transactions, and interest rates are expected to climb 4.5% as well due to inflation.

The report examines the top 100 metros across the U.S., and ranks them based on their expected growth. The Houston-The Woodlands-Sugar Land area is ranked as number 29 on the report, ahead of San Antonio, Dallas, and El Paso, and behind Austin. The report expects the

I am always amazed by the huge variance between "perception" and "reality" in almost everything, but especially in home buying, selling, and investing. I suppose TV Reality shows like "Flip this House" and "Love it or List it" fuel the fire. I talk to people every day who love these shows and envy my 41+ year career "doing what these shows indicate." I get emails and phone calls every day from people saying that they're "investors looking for homes under $55,000 that they can put in new carpet and paint and sell it for $150,000." Really? The Houston Association of Realtors' MLS Press Release, which was distributed yesterday, proclaimed that "the Greater Houston real estate market experienced its first sales decline in six months in July. What you know as "HAR.com" went on to say that not only the upper end was affected this time, but both upper and lowest ends of the pricing spectrum had a slowdown. In fact, they went on to report that the drop was 8.8%, year-over-year.

The good news, however, is that home sales are still up about 1% overall in year-to-date sales numbers versus last year. More good news is that RE/MAX Top Realty continues its pattern of growth and increase per agent in sales, far outselling our competitors in "per agent production."
