Greater Houston Seller's Guide
There are a number of reasons why you might need or want to sell your home, from relocating to a new city or simply wanting to upsize or downsize. Regardless of your reasons for selling, there are going to be hurdles on the road ahead which will make or break the success of your sale. There are some key questions you'll need to ask yourself before moving ahead with your sale, including whether or not you'll hire an agent, how much you should list for, and when should you buy your next home?
You'll also need to consider staging and showing your home, negotiating with potential buyers, and making necessary renovations if need be. It's a lot for one person or family to take on themselves, especially if they don't have the proper training or industry experience to know how to effectively market and sell a home. It's clear that going at it on your own could be a struggle. Luckily, The Sam Team is here to help you navigate the seller's market and make sure you get the absolute best price for your home.

How to Sell Your Houston Home
1. Hire A Real Estate Agent
Selling your home in today's market takes strategic marketing and industry knowledge that only a professional real estate agent can deliver. As the area continues to flourish, homes in Pearland are becoming an increasingly popular choice for those currently living here or working close to Houston. Because of this, the market is on fire, and real estate values are not what they were 5 or 10 years ago. Working with a real estate agent can ensure that your home is priced competitively in today's market, not where it was three or six months ago. They can also help you determine what, if any, upgrades are necessary and which aesthetic ones will have the best return on investment.
2. Get Your Home In Selling Condition
Much like you wouldn't want to go to your wedding wearing sweatpants, your home needs to be in tip-top condition to pique the interest of a seller. For newer homes, this means a good deep cleaning is likely necessary to get out all of the dirt, grime, and odors that might have built up over the years. For older homes, it could mean that a kitchen or bathroom renovation might be necessary in addition to a deep clean to boost your home's value.
Getting your ready home to sell comes down to three key steps: repair, clean, and stage. Your agent will be happy to recommend which repairs would have the greatest return on investment and would be happy to recommend a reputable cleaning company or professional home stager to help make your home really shine. When everything is tidied up and sparkling, we'll take professional pictures of your home to make it really shine in the listing.

3. Determine The Listing Price
Figuring out what to list your home for is one of the most critical aspects of marketing your home. You want it to be fair, yet competitive. If it's too high, it could be disregarded by buyers who are looking for similar homes and finding them for a lot less, thus your home would likely remain an active listing for quite some time. If it's priced to low, your home will sell faster but you're not getting the full worth of the property. So, how do you determine the right listing price?
If you aren't currently working with an agent, find out how much your home is worth with a competitive market analysis. This will give you a very rough idea of your home's value based on the current market. Then, ask yourself how fast you need the home to be sold, and how much do you need to make to turn a profit. All of these factors go into the listing price, which your listing agent would be more than happy to help you determine.
4. Get Your Listing Noticed
Times have changed, and the fast evolution of technology has also changed the way that homes are marketed. Nowadays, marketing a listings involves putting a sign out front, adding it to the MLS® , showcasing it on social media, and creating promotional content. Just listing your home on the internet isn't enough. Just listing it on the internet is enough to have it seen by buyers, but it's not going the extra mile to ensure that it's seen by the right buyers. That's The Sam Team difference.
We're committed to garnering multiple offers on your home because then it's your choice on what terms, conditions, and price you're the most happy with.
5. Negotiate With Buyers For A Fair Price
If a buyer falls in love with your home, they'll put in an offer with some terms and conditions. The best-case scenario for a seller is to be in an auction scenario where you home has multiple offers on it for you to choose from. It's up to you whether you want to accept or reject the offer, and you can always negotiate with the buyer over the contingencies.
One of the most common contingencies is that the buyer will want to perform a home inspection before closing the sale. It never hurts to be as prepared as you can be for this, as there may be some additional fixes that will become part of the final agreement.
6. Close The Sale
Once the final walkthrough and inspection has been completed, it's time to sign the final paperwork and hand over the keys. That being said, the process is not entirely over for the seller. Often times, it's the seller who's responsible for some or all of the closing costs, so be prepared for some additional costs at this stage.
Although the transaction has been completed, your agent will still be happy to help you wrap up some loose ends. If you need any help with the transition from your home, we can recommend cleaning services, movers, and other professional services to help make it easier on you. Plus you can use our FREE moving van if you're relocating nearby.
